What will you do?:
Estimating

• Define project scope and goals: review drawings, prepare detailed scope of work, visit jobsite, review and understand subcontractor RFIs, issue GC RFIs as required
• Prepare cost proposals: find and qualify subcontractors, obtain and carefully review subcontractor bids

Contracting

• Subcontractor buy-out: negotiate with subcontractors to obtain best value, prepare and issue subcontractor contracts
• Oversee shop drawing and submittals process and maintain logs
• Order long lead items

Cost Control

• Develop and maintain project budget
• Carefully review and analyze subcontractor change order requests, push back as necessary, and if valid prepare GC's change order request for submission to client
• Review subcontractor invoices and approve for payment
• Prepare and submit timely pay applications to client

Scheduling

• Develop critical path project schedule together with superintendent
• Maintain 3-week look ahead schedule with superintendent
• Continuously compare original schedule vs actual site progress, find ways to catch up if behind

Communication

• Provide timely response to all communications from client
• Coordinate with all 3rd parties: architects, engineers, data vendors, etc
• Lead and set agenda for weekly onsite meetings with client
• Immediately take action and resolve client complaints

Monitoring / Quality

• Review superintendent daily job reports and photos
• Keep photo log of construction progress
• Monitor quality of work

Qualifications:

• 6+ years of experience as a project manager for a commercial general contractor. Tenant improvement experience is a must.
• Light to medium physical labor is required (climbing ladders, walking on uneven and muddy terrain and scaffolding)
• Experience in the field is highly preferred
• Able to thoroughly read construction drawings and spec books
• Strong verbal and written communication skills
• Must be proficient using software (Bluebeam, Microsoft Project/Excel, etc). Experience with Procore is a plus!
• Comfortable writing RFIs, change orders
• Valid CA driver’s license and reliable transportation
• Able to visit sites throughout LA and surrounding areas (LA County, Orange County, San Bernardino County, Riverside County, Ventura County)
• Sometimes have occasional (2x a month) overnight travel depending on project
